HQ Mortgages Ltd was founded in January 2025 with a clear mission: to provide exceptional mortgage and insurance advice to the people of Northern Ireland without charging broker fees. Based at the Innovation Factory in Forthriver Business Park, Belfast, we serve clients across the entire region, from the city centre to rural communities.
Our founder, Colin Dunlop, brings over 17 years of financial services experience combined with the discipline and dedication instilled during 13 years of military service with the British Army. This unique background shapes everything we do - from the thoroughness of our research to the reliability of our advice.

Colin Dunlop is the founder and principal advisor at HQ Mortgages. His journey to mortgage advice began in an unexpected place - as an infantry soldier with the Royal Irish Regiment, where he served overseas with the British Army for 13 years.
During his military career, Colin developed the core values that now define HQ Mortgages: reliability, honesty, attention to detail, and an unwavering commitment to getting the job done right. When he left the Army to focus on his family, he brought these principles into the financial services industry.
With 17+ years of experience in financial services, Colin has helped hundreds of families across Northern Ireland achieve their property dreams. From first-time buyers nervous about their first mortgage to experienced landlords expanding their portfolios, he approaches every case with the same dedication and thoroughness.
Colin holds the CeMAP (Certificate in Mortgage Advice and Practice) qualification and maintains continuous professional development to stay current with the ever-changing mortgage landscape.
